Policies
Cancellation Policy
1. CANCELLATION POLICY: Please read the entire cancellation policy. There is a cancellation policy for the low season and high season. There is no refund during HIGH SEASON or HOLIDAY SEASON. Once your money arrives and is deposited, it is non-refundable.
Travelers who cancel at least 90 days before check-in will get back 100% of the amount they've paid. If they cancel between 65 days before check-in, they'll get back 50%. Otherwise, they won't get a refund.
The cancellation request must be submitted in writing no later than 65 days before arrival by the Tenant to the Landlord.
LOW SEASON: If cancellation notice is given more than 65 days before arrival, then The Tenant understands that if the Tenant cancels this Lease the Landlord has the right to demand the full payment of rent in accordance with the terms of this lease. In the event that the Landlord does not release the Tenant from the continued obligation to pay rent or the Property is not re-rented at full price, the Landlord may demand that the Tenant continue to remain obligated to pay the rental amount.
HOLIDAY AND SPECIAL WEEKS CANCELLATION POLICY: We have a no cancellation policy for any holiday weeks OR SPECIAL SEASON WEEKS including and not limited to: Christmas, New Years, Thanksgiving, 4TH of July, Mini Lobster Season, St. Patrick’s Day, Easter, Labor Day, Memorial Day, and Spring Break Weeks.
Travel Insurance: If you have further concerns, I encourage you to buy travelers insurance, which could refund your money paid in case of emergencies or during hurricane or force majeure. Natural disasters like hurricanes, floods, earthquakes, and weather disturbances sometimes referred to as “acts of God”, “and any other events, including emergencies or non emergencies,” to cover other unforeseeable events. Other covered events may include war, terrorism or threats of terrorism, civil disorder, labor strikes or disruptions, fire, disease or medical epidemics or outbreaks, and curtailment of transportation facilities preventing or delaying attendance of vacation renters.
CANCELLATION: In the event the Tenant wishes to cancel this Lease, the Tenant may do so only upon the consent of the Landlord. The cancellation request must be submitted in writing by the Tenant to the Landlord. The Tenant understands that if the Tenant cancels this Lease the Landlord has the right to demand the full payment of rent in accordance with the terms of this lease. In the event that the Landlord does not release the Tenant from the continued obligation to pay rent or the Property is not re-rented at full price, the Landlord may demand that the Tenant continue to remain obligated to pay the rental amount. All cancellations must be made at least 90 days in advance. All cancellation’s refunds will be changed a $150.00 administration fee.
Damage and Incidentals
You will be responsible for any damage to the rental property caused by you or your party during your stay.

Outdoor Retreat Great location for our group which allowed for gatherings and privacy when needed. The outdoor kitchen was perfect and where we spent most of our time after a full day of fishing. Plenty of parking, ceiling fans throughout and games to keep all entertained. The tiki hit was perfect for our dining needs. Having three refrigerators and a bait freezer made it very convenient as well. Will look to use again for our group

Great Family Vacation House We had 9 of us, and the Home was terrific. Very Nice, with Lots of Bedroom space...3 kitchens (incl outside), and they were incredibly well equipped (far better than other houses we've rented).....and a tremendous Pool area (Loved the Tiki cover of outside table). The House also had so many fun things for the family (i.e. pool table, cornhole, various games...etc). Canal access worked great for kayaks and boat we rented. Just down street was Sombrero Beach, so a nice easy walk/bike ride. Liz was very responsive. Had just one or two small issues, and she or Bob got right on it. Very Impressed, and had a wonderful and memorable time

Relaxing stay, beautiful property We rented this house for my husband's 40th birthday celebration and it was a wonderful stay! Unfortunately, the pool heater was broken but Liz and Capt Bob offered the use of the pool at another property as well as a refund of the pool heating cost which was generous. We ended up declining going to the other pool and dipping into the one at the house when it got hot (the hot tub was put to good use though!). There were other minor issues with the house and appliances, all of which were fixed quickly or we were able to work around them quickly. With such a large house with extensive use, they were all things that would be expected and nothing that got in the way of us having an amazing time! The outdoor kitchen and entertainment space were key as we spent most of our time at the house and outside! Some of us did the short, easy walk to the beach and we did a day trip to Key West, but otherwise we happily spent the week at the house. Having the Publix just down the street was beyond convenient and the hosts were very responsive. Thanks Capt. Bob and Liz for making it a 40th birthday trip to remember!

Thanksgiving in the Keys We had a great time at this property. We rent 2-3 times a year in the keys, and this property has it all. They have all the extras! Games, kayaks, pool toys etc. Captain Bob and Liz were really easy to get in touch with. We really had zero issues. The parking for the house was great, especially since we had a large boat. The pool was great, and big! Outdoor area was the best, lots of good quality seating, outdoor TV, etc. The interior of the house was also excellent! High end, great beds, great Tv's in each room, plenty of refrigerator space. The canal is nice and quiet, not too much boat traffic since it was near the end. Very safe and great walking to the beach and through the neigborhoods. The deep water access was very easy to navigate, and during the windy days we were able to still use the boat in the waterways. We will be back! Thanks Liz and Bob!

411 Sombrero Beach We had plenty of room for our party of 12 and it was one of the cleanest rental homes we have stayed at. We probably used the outdoor kitchen the most. Location was close to the beach (short .5 mile walk). The hosts were great to work with and easy to communicate with. I would highly recommend this location.

Great Family Vacation - Lots of Space! This is a great house to stay in if you are looking for a lot of space for a lot of people to happily vacation together! We loved our hosts. Our favorite spot was chilling under the tiki hut on the water, and the sunsets on the 3rd floor!

An Epic Trip Captain Bob and Liz were great hosts. Before arrival, they called to tell me the house we had reserved had problems with the AC, but they had a second house that was similar(and bigger) just down the street. Turns out the second house was fantastic. Similar in features yet more private and closer to the beach. We also rented their boat for the week, which was great. I highly recommend their properties!

Perfect Keys vacation house We were a large group with 6 adults and 3 teenagers. This house had plenty of room for everyone and we never felt crowded. We spent the majority of our time at the house in the outdoor spaces cooking dinners in the outdoor kitchen and chilling in the pool. We brought our boat down with us so the dock was a huge bonus. Capt Bob and Liz were amazing hosts and companions was great. I would highly recommend this location for anyone looking for a stress free location to stay with a large group of family or friends. We’d definitely love to make a return trip.
