1. CANCELLATION POLICY: Please read the entire cancellation policy. There is a cancellation policy for the low season and high season. There is no refund during HIGH SEASON or HOLIDAY SEASON. Once your money arrives and is deposited, it is non-refundable.
Travelers who cancel at least 90 days before check-in will get back 100% of the amount they've paid. If they cancel between 65 days before check-in, they'll get back 50%. Otherwise, they won't get a refund.
The cancellation request must be submitted in writing no later than 65 days before arrival by the Tenant to the Landlord.
LOW SEASON: If cancellation notice is given more than 65 days before arrival, then The Tenant understands that if the Tenant cancels this Lease the Landlord has the right to demand the full payment of rent in accordance with the terms of this lease. In the event that the Landlord does not release the Tenant from the continued obligation to pay rent or the Property is not re-rented at full price, the Landlord may demand that the Tenant continue to remain obligated to pay the rental amount.
HOLIDAY AND SPECIAL WEEKS CANCELLATION POLICY: We have a no cancellation policy for any holiday weeks OR SPECIAL SEASON WEEKS including and not limited to: Christmas, New Years, Thanksgiving, 4TH of July, Mini Lobster Season, St. Patrick’s Day, Easter, Labor Day, Memorial Day, and Spring Break Weeks.
Travel Insurance: If you have further concerns, I encourage you to buy travelers insurance, which could refund your money paid in case of emergencies or during hurricane or force majeure. Natural disasters like hurricanes, floods, earthquakes, and weather disturbances sometimes referred to as “acts of God”, “and any other events, including emergencies or non emergencies,” to cover other unforeseeable events. Other covered events may include war, terrorism or threats of terrorism, civil disorder, labor strikes or disruptions, fire, disease or medical epidemics or outbreaks, and curtailment of transportation facilities preventing or delaying attendance of vacation renters.
CANCELLATION: In the event the Tenant wishes to cancel this Lease, the Tenant may do so only upon the consent of the Landlord. The cancellation request must be submitted in writing by the Tenant to the Landlord. The Tenant understands that if the Tenant cancels this Lease the Landlord has the right to demand the full payment of rent in accordance with the terms of this lease. In the event that the Landlord does not release the Tenant from the continued obligation to pay rent or the Property is not re-rented at full price, the Landlord may demand that the Tenant continue to remain obligated to pay the rental amount. All cancellations must be made at least 90 days in advance. All cancellation’s refunds will be changed a $150.00 administration fee.
You will be responsible for any damage to the rental property caused by you or your party during your stay.
PAYMENT PROCESS:
First Payment: 35% Due when the reservation is booked or reserved
Second payment: 35% Due 80 days before Check-in
Third payment: 30%, Due 45 Days before Check-in

Florida State 6 %
Monroe County 6.5%

Check in after 4:00 PM
Check out before 10:00 AM
Maximum overnight guests: 12 (sleeps up to 12 adults)
Minimum age to rent: 26
Children allowed: All ages of children allowed
Pets allowed:
Two dogs (less than 20 lbs. only) (Must have approval of breed of dog first by the owners). Must show proof of vet records and the dog is taking flea meds) No Cats allowed
No events allowed
No smoking allowed
CLEANING PRACTICES:
Cleaned with disinfectant
Check in and check out with no person-to-person contact
All towels and bedding washed in hot water that’s at least 60ºC/140ºF
High-touch surfaces cleaned with disinfectant (like countertops, light switches, handles, and faucets)
Follows industry health association: SafeStay (AHLA - USA)
Follows regional health guidelines: COVID-19 Health & Safety Standards (Hawaii - USA)
We are a weekly rental and we start each week with a Sunday Check-in and Sunday Check-out dates.

We were at 701 8th Street. I could not believe how well equipped (and clean) every part of the house was. The house was beautifully decorated and seemed more like a home than a business rental property, which in turn made everyone more comfortable. Everyone had a great time enjoying not only the house and pool, but walking the neighborhood and playing the local par 3 golf course. Truly made for a great vacation.

The house was beautiful, clean, with parking, in a quiet neighborhood, close to Marathon Key (shopping). The house has a very nice kitchen with dishes and utensils and all the amenities. Good times start at the pool, steps from the side door, outdoor grills, pizza oven, and picnic area. The bathrooms are very nice. The house is large so appropriate for gathering family or friends. I highly recommend this rental.

I stayed with a large group of friends recently. It was an awesome experience. Liz, the host, was very welcoming and provided help and assistance throughout our stay. The house is in a great location, with beaches and supermarkets only minutes away. Not to mention dozens of restaurants. The house has everything you could want for a vacation rental. It’s on a canal with ocean breezes. The house is huge with multiple indoor and outdoor entertaining spaces. The house is tastefully decorated and all the beds are King-sized. Add a pool, tiki bar, large gas grill, a smoker, and a pizza oven, it’s a paradise situation.

Beautiful home, perfect location The house and location are perfect for larger family or friend groups. Amazingly stocked!! You truly don’t need to bring anything extra. They have thought of everything for your convenience. The outdoor patios stay cool with multiple fans. We parked 5 cars in the driveway with our 2 boats docked in the back. Boat trailer parking for minimal fee on the same street. You can’t get any better than this to get out on the water and fish, snorkel, etc. House both inside and out was spotless. Extra linens, pillows, coffee makers, Kuerigs, so much in the kitchen that you won’t need to pack anything!! Teens even had a play room with a ping pong table. Plenty of chairs around the pool and shade from the palm trees. The construction next door had its moments but that’s out of anyone’s control. We still enjoyed the veranda and the breeze since it’s so close to open water. Liz and Captain Bob were excellent hosts. We are already planning our next stay in this house.

Keys getaway for extended family Wonderful spacious property with room for all to gather together or separately. Wonderful amenities, probably the best equipped rental property I have ever seen. Well equipped kitchens and outdoor cooking areas. Excellent dock, billiards/ ping pong room and outdoor pool and spa. Liz and Capt Bob were very attentive and kind. Would highly recommend for a large group

Best rental experience ever! Hosts Liz and Bob made sure our family made memories of a lifetime. The house has everything you need and more. Comfortable beds, games for kids, heated pool. Several outside grills, refrig and commercial ice maker. Location is awesome! Short distance to ocean. I highly recommend renting their 27 ft catamaran. It was the highlight of our trip to be able to quickly be out on the water. Hope to rent this beautiful home again!!
